Buyers Prepare for Ideal Mortgage Conditions...What Will That Mean for the Market?
Rates Hit 10-Month Low
As of August 13, 2025, interest rates hit a 10-month low—levels we haven’t seen since October 2024. The drop follows news that job creation numbers were revised downward from earlier, more optimistic reports.
We’re seeing what I’d call a ‘micro-trend’ of declining rates, and many mortgage market watchers now predict up to two more cuts this fall.
Whether that happens remains to be seen, but the growing sentiment is clear—rates are trending lower. Good news, and it dovetails nicely into our next story…
Buyers are browsing “Homes for sale”
Google Trends data shows that online home-buying search activity reached a 2-year high in July.
So, while the market may feel slow, behind the scenes activity may, in fact, be swirling! It turns out, the search term “homes for sale” has been on the incline throughout 2025. This likely signals pent-up demand is growing.
Many experts believe this fall is going to far more active for buyer activity than in years past and signs are becoming clearer.
Mortgage Minute
In this video, we break down the latest BLS jobs report, revised from earlier, inflated numbers. The downward revision pushed interest rates lower—will more cuts follow?
We also look inside the Federal Reserve: could dissent among governors push Jerome Powell toward early resignation, and might leadership changes drive rates down over time?
Finally, we share how we help buyers secure rates in the 5s despite today’s higher market rates. All that in this installment of Mortgage Minute.
BOTTOM LINE
What does it all mean? There's growing sentiment that would-be homebuyers are preparing themselves for improved rate conditions and higher inventory levels. When that all happens, there will be only a short time where it's the perfect conditions for buyers.
Is it possible that time is already upon us?
When rates drop, there will be more demand for houses. And you know what demand will do for prices…
